Lease your property to a care home provider in Cornwall? For most property owners, managing a rental portfolio involves a familiar cycle of everyday stresses: managing void periods, chasing late rent, coordinating maintenance, and hoping your building is looked after.
But there is an alternative model—one that offers financial security while quietly making a real difference to families right here in Cornwall.
Today, we’re sharing the experiences of two of our landlord partners. One has recently retired, with a 15-year partnership with us, and the others, Ian and Sarah, are seven years into their journey. Here is what they’ve learned about leasing their properties to Green Light PBS Ltd.

Springfield, Perrancombe – home for three people
“It allowed me to transition into retirement with complete peace of mind.”
(Reflections from our long-term partner since 2009)
“When I first leased a property to Green Light PBS back in 2009, I didn’t set out with a grand plan. I simply had a property that matched their need for CQC-registered care homes.
Over the last fifteen years, that single agreement quietly grew into five properties. Now that I am retired, looking back at my time managing these homes, this partnership stands out as the most grounding and meaningful part of my working life.
Any landlord understands the constant background worry of empty periods or unexpected damage. My experience with Green Light was a lesson in how straightforward landlording can be when there is mutual respect. Across all five properties, rent has always been paid on time, without exception. This consistency provided immense financial predictability, allowing me to transition into retirement with absolute peace of mind.
Because these are registered homes for vulnerable adults, Green Light maintains them to an exceptionally high standard. They ensure the environments remain warm, welcoming, and safe. I never had to worry about neglect.
But the real value for me is deeply personal. My own grandson has autism. I know firsthand the challenges families navigate, and just how vital it is for individuals to have access to a safe, quiet, high-quality home. Knowing that my properties have played a small, foundational part in providing those safe havens gives me a sense of quiet pride. It is a humbling reminder that these buildings are more than just financial assets—they are the secure backdrops to people’s lives.”
“Consistency, trust, and a long-term agreement.”
(Reflections from landlords Ian & Sarah, partners since 2019)
“We’ve been working with Green Light for nearly seven years and, looking back, it’s been a really positive relationship. From day one they’ve been easy to work with. Communication has always been good, they’re straightforward to deal with, and whenever we’ve needed to discuss or agree anything, it’s always been handled fairly.
As a landlord, what matters most is knowing your property is being looked after and that you can rely on your tenant. That’s exactly what we’ve found with Green Light. They take good care of the property, pay a fair rent, and in all the years we’ve worked together the rent has always been paid on time. That consistency gives us real peace of mind.
The long-term agreement has also been a real benefit. There’s no uncertainty about what comes next, and it’s reassuring to know the property is in good hands for the future.
On a personal level, it’s also nice to know the property is being used for something that genuinely makes a difference. Knowing it’s providing a home for people who need that extra support makes the relationship feel about more than just renting out a property.”
Why a Partnership with Us Makes Sense: Financial Predictability Meets Asset Preservation
Leasing your property to an established community care provider like Green Light PBS is fundamentally different from a standard private tenancy. Here is how we de-risk the leasing process and actively preserve your investment:
1. Long-Term Asset Preservation through Regulatory Mandates
Unlike standard domestic tenants who may neglect minor maintenance issues, our homes are registered with and regulated by the Care Quality Commission (CQC). We are required to maintain our physical premises to an exceptionally high standard of safety, cleanliness, and repair. For you as a property owner, this regulatory oversight acts as a built-in asset preservation mechanism—ensuring your building is kept in great condition, protecting its long-term capital value, and saving you from costly end-of-tenancy refits.
2. Zero Bureaucratic Burden for Landlords
We take on full operational and administrative responsibility. Many landlords worry about the complexities of Houses in Multiple Occupation (HMO) rules, local planning permissions, or licensing. When you partner with us, we handle all CQC registrations. You sign a straightforward, long-term commercial lease, collect your guaranteed rent, and leave the bureaucracy entirely to us.
Our Homes in the Community
Over the years, we have worked closely with our landlords to build a network of warm, beautiful, and welcoming homes across Cornwall. From quiet single-occupancy bungalows for one person to spacious family-sized properties for no more than five people. We pride ourselves on maintaining every single home to the highest possible standards.

Property Wanted: Our Current Search
Due to demand for our service, we are actively looking for property to lease on a long-term basis. Every feature we look for is tied directly to the needs and well-being of the people we support, as well as our aim to be good neighbours and local employers:
- Property Type: Detached Bungalows or Houses
- Why? Single-level lateral living (bungalows) is highly preferred within our sector. It supports long-term physical accessibility, ensuring individuals can maintain their independence safely without requiring institutional interventions like stairlifts. Detached layouts also provide natural privacy and acoustic insulation, giving residents a calm environment to thrive in.
- Size: Minimum of 4 Bedrooms
- Why? This provides ample space for residents to have their own private bedrooms, alongside dedicated space for sleep-in staff who provide essential, round-the-clock care and support.
- Location: Within a 20-mile radius of Newquay
- Why? Proximity to our established Goonhavern, Perrancoombe, and Holywell Bay hubs ensures our homes are seamlessly linked to local resources, management oversight, and shared professional care networks and staff can be trained and supported from our dedicated training and office hub in Newquay.
- Parking: Off-road parking for a minimum of 3 cars
- Why? Providing round-the-clock care requires staff shift handovers, visiting professionals, and family visits. Dedicated off-road parking ensures we ease local street capacity, keeping neighbourhood relations positive and avoid local parking disputes.
- Outdoor Space: A secure, private garden
- Why? Safe, enclosed green spaces are vital for sensory regulation, relaxation, and physical recreation.
